USDA Loan Calculator — Zero Down If You're Outside the City

Everyone talks about FHA 3.5% down, but if you are buying in a small town or just outside the metro — like 30 minutes outside Austin or Raleigh — USDA is that quiet option. Zero down. But like FHA, it has its own guarantee fees. This USDA calculator shows you what zero down really costs after those fees. Enter price, rate, term, taxes, insurance, HOA and whether upfront fee is financed to see loan, P&I, annual fee and total.

The USDA Math Most People Skip

USDA charges 1% upfront guarantee fee. On $300k, that is $3,000 rolled into your loan — so loan becomes $303,000. Then 0.35% annual fee paid monthly — about $88 per month on that example. No 20% needed. But — and this matters — the home has to be in a USDA-eligible rural area and your income has to be under 115% of area median income. Most suburban edges qualify, but downtown Dallas does not. Check USDA eligibility map by address.

How To Use It

Put $300k, 0% down, 6.5% rate, $3,600 taxes, $1,500 insurance. Hit calculate. You will see loan $303k, P&I about $1,965 per month at 6.5% 30-year, plus $88 annual fee monthly, plus tax and insurance about $425 per month = about $2,478 per month total with $0 down. Cash to close is just closing costs, about 3% — no down payment. That is why people like USDA — cash needed is lower.

Real Example - $300k Near Nashville

A couple buying $300k in eligible area near Nashville, zero down, 6.75% 30-year. Loan $303k with upfront financed. P&I $1,965 at 6.5% or $2,034 at 6.75%, annual fee $88, taxes $300, insurance $125 = total about $2,503 per month. Same house FHA 3.5% down would be about $2,380 but you needed $10,500 down plus UFMIP and MIP. USDA saves upfront cash but has annual fee for life of loan.

Watch Out - Eligibility

Check USDA eligibility map before you fall in love with a house. Many people run numbers on a downtown condo — USDA will not work there. Also check income limits — 115% of area median income varies by county and household size. Income includes all adult household members, not just borrowers.

Formula Used - Verified

Loan = Price + Price×Upfront%, M = P×[r(1+r)^n]/[(1+r)^n−1], Annual = Loan×0.35%/12

Loan = Price + Upfront Guarantee. Upfront 1% financed means $300k → $303k loan. If paid in cash, loan = price. P&I = standard amortization. r = annual rate/12/100, n = term×12. Annual fee monthly = Loan ×0.35% /12. Total monthly = P&I + Annual fee + Tax/12 + Insurance/12 + HOA. Cash to close = Closing assumption 3% of price + upfront if paid in cash (if financed, not in cash).

What Affects Your USDA Payment? 5 Key Factors

  • Home Price - 0% Down: USDA allows 0% down, so loan = price + upfront.
  • Upfront Guarantee 1%: Usually financed, increases loan amount and P&I slightly.
  • Annual Fee 0.35%: Paid monthly for life of loan, similar to PMI but lower rate.
  • Interest Rate: Market rate affects P&I directly.
  • Taxes, Insurance, HOA: Location-specific, added to P&I and annual fee.

Methodology - Transparent - All Conditions Verified

  1. Inputs: Home price, annual rate, term years, annual tax, annual insurance, HOA, upfront % 1% or 0% cash.
  2. Upfront: Guarantee = price × upfront% /100, Loan = price + guarantee if financed, else loan = price.
  3. Monthly Rate: r = annual/12/100, n = term×12.
  4. P&I: If r=0, loan/n, else loan×r(1+r)^n/((1+r)^n−1).
  5. Annual Fee: Annual monthly = loan ×0.0035 /12.
  6. Total: Total = P&I + annual monthly + tax/12 + insurance/12 + HOA.
  7. Cash to Close: Closing 3% of price assumption + guarantee if paid cash.
  8. Privacy: Browser-side only, no server storage.

Important Limitations

  • Estimates only, not loan approval, rate lock, or Closing Disclosure.
  • Property must be in USDA-eligible rural area — check USDA eligibility map for address.
  • Income must be under 115% AMI — varies by county and household size — check USDA income eligibility tool.
  • Closing cost assumption 3% is estimate, actual varies by lender, title, location.
  • Annual fee 0.35% is current standard, check USDA guidance for latest.

Frequently Asked Questions

Does USDA require PMI?

No PMI, but annual guarantee fee 0.35% acts similar, paid monthly for loan life, and upfront 1% fee.

Is there income limit?

Yes, generally 115% of area median income. Varies by county and household size, includes all adult household income. Check USDA website.

Can I finance upfront fee?

Yes, most people finance 1% upfront fee. That is why loan becomes price + 1%. You can also pay in cash, then loan = price but cash to close higher.

Does USDA require down payment?

USDA allows 0% down for eligible rural areas and income-eligible borrowers, with guarantee fees. Closing costs still needed.

What areas are USDA eligible?

Generally rural areas outside major metro cores. Many suburban edges qualify, downtown cores do not. Check USDA property eligibility map.

Does this calculator include taxes and insurance?

Yes. Enter annual taxes and insurance. Calculator divides by 12 and adds to P&I, annual fee and HOA.
